Factors Influencing Price & Markets
There are many factors that can determine how long it may take to sell your home.

GENERAL FACTORS

  • Location: Location is probably the most important factor. For example, most people would prefer buying a home near a park than a landfill, airport, factory, etc.
  • Market Conditions: Is your house "overpriced" for the neighborhood you're in? Is the economy favoring a "seller's market" or a "buyer's market"?
  • Competition: If there are a lot of homes similar to yours, you may have to lower your price to catch the attention of a potential buyer.

SPECIFIC FACTORS

  • Listing: How is the listing reaching potential buyers? In print? On the Web? Will it catch the reader's eye?
  • Terms Offered: If you can offer your own terms and help a potential buyer with the purchase of your home, you might be able to get a higher price for your sale.
  • Condition of Property: The better your home appears, the easier it'll be to sell. Most buyers are not looking for "fixer-upers".
  • Promotion: How wide an audience will your listing reach? Will your listing appear regionally or just locally?
  • Ease of Showing: How easy will it be for potential buyers to make an appointment and see your home when it's convenient for their schedule? To get the best price obtainable for your property, all of these factors must be considered. However, only the "specific factors" are within either your (or your broker's) control.
